While this can save you a lot of money in many cases it also limits your options if you have problems with the vehicle and private parties are not subject to as stringent regulations like dealers are.</p>
<p>When buying a car from an individual the responsibility for being sure that they vehicle is sound mechanically is totally on you. I highly recommend that you take the vehicle to a mechanic to give it an inspection before you buy. It will be money well spent. If the owner has a problem with this, don&#8217;t bother dealing with them. Anyone who is honest will not have a problem. </p>
<p>Another key issue to look out for when buying from a private party is whether or not the vehicle has a lien, which means that someone else actually has claim to the title due to money still being owed on it. If you buy a vehicle unknowingly that still has an open lien you may have to pay of the loan to obtain the title. This is another one of those areas where you have more protection buying from a dealer as they are required by law to ensure there are no encumbrances on vehicles they sell.</p>
<p>Be sure that you are dealing with the actual owner of the vehicle. Check their name against the title of the vehicle as well as their driver&#8217;s license. Also be sure to ask for any repair bills and records of maintenance. This is especially crucial for high end vehicles such as Mercedes, BMW, and Lexus where the value of the vehicle is substantially tied to its maintenance record.</p>
<p>Remember that when buying a vehicle from an individual you are taking the risk that you could be buying from someone who has rebuilt a wrecked car, replaced an engine or transmission, or even rolled back the odometer. Usually you can tell if the odometer has been rolled just by looking at the numbers because they will be uneven.</p>
<p>With the recent hurricanes on the Gulf Coast another issue to watch out for is flood damage. Individuals can get away with selling you a flood damaged vehicle where dealers are liable for doing so.<br />
You have to make the decision on whether or not the risks are worth the gain of saving a little money.</p>

			<content:encoded><![CDATA[<p>How do you cope with the &#8216;millions&#8217; of tasks when running a Micro or Home based business (HBB), especially if you work on your own (or maybe have occasional assistance) and still have time for yourself and/or your family? </p>
<p>How do you know which tasks are important and which are urgent &#8211; or do you run your business by the seat of your pants, along the line of &#8216;it is URGENT&#8217; all the time?  </p>
<p>One way to overcome the problems you are facing is to draw on the experience of other successful Micro and HBB, then you will not have to go through the same pain and stress that they did.</p>
<p>I struggled with this problem, but discovered a solution which I have been sharing with Micro and HBB operators for the last 10 years. Government has even invited me to sit on committees to help them understand the problems all Micro/HBB businesses have to tackle.</p>
<p>The struggle we face when &#8216;we are our business&#8217; means we have to make our product (or deliver our services); complete the filing; answer the phone; do our marketing; conduct research; keep our records up to date; develop our website; communicate with our clients etc. etc., and often we are not sure if we are doing it correctly or not. Well, there is a way to get it &#8216;right&#8217; from the start and to ensure you remain on track.</p>
<p>The solution is simple, but initially you do have to trust others and approach business with the philosophy of &#8216;what can I do for you&#8217;. The solution is this:- tap into the skills and expertise of other business operators to guide and advise you, based on their experience. Then you will learn how to handle both the important and the urgent tasks and you won&#8217;t just save time by reducing your effort &#8211; you will also reduce stress and eliminate much of the risk in running your business. </p>
<p>Find a mentor or a group of business operators prepared to form an advisory panel for you and your business. It is not as hard as you think &#8211; people like to help newcomers and those struggling. If you are too unsure of yourself at first &#8211; join a good Internet Forum where experts will respond to your questions and help you solve problems online.</p>
<p>Remember &#8211; if you don&#8217;t take advantage of what others are prepared to share with you, you will continue to put in a massive effort with possible mediocre results; the stress level of your day to day activities will not alter; the current risk level of your business failing, will remain high; you will continue to struggle to fit everything into your limited time and your business will control your life &#8211; instead of you controlling it!</p>

Finding a community that suits your needs takes a bit of research and some careful thought.  There are many things to consider when choosing a retirement community and you don&#8217;t want to take this life changing event lightly.</p>
<p>One important consideration when moving to a retirement community is location.  Is staying near your family important?  Or maybe moving to a warmer climate is top priority?  Whether you decide to stay in your own town or move to another state, you&#8217;ll want to look into things like home price, community fees, taxes, social life, sports teams, cultural activities, golf courses, educational opportunities, the town crime rates as well as the overall environment.</p>
<p>Before you uproot yourself, think long and hard about what you want to do in your retirement.  Are you an avid golfer?  Then a community with a golf course should be tops on your list.  Many people these days want to keep working after retirement, if this suits you then you need to consider if the local employment opportunities are to your liking.  If you want to live in a place that has lots of activities like cards and bingo as well as entertainment, then you&#8217;ll want to put communities that offer these things on the top of your list.</p>
<p>Another consideration is your health.  Some retirement communities offer unlimited medical and nursing home care as part of the package fees.  Others offer only limited medical care and still others have a pay as you go basis.  Of course, if you are in good health this may not be a concern to you now, but further on down the road it may be important so it doesn&#8217;t hurt to plan for this.</p>
<p>Some communities only accept a limited number of applicants that have health conditions.  Many require that you pass physical as well as mental checks when you apply.  Applicants that have had a stroke or have cancer or dementia may not be accepted.  If you have a retirement community that you really want to be a part of, then it is advisable to apply while you are still in good health, if you wait until you have health problems you may never get in.</p>
<p>Another thing to check on when evaluating retirement communities is to see if they are accredited.  . The Continuing Care Accreditation Commission is the agency that accredits continuing care retirement communities.  If you are looking for a continuing care community, make sure to find out how the medical care is provided and if there is assisted living care on site.  </p>
<p>Finally, once you have narrowed your choices down, see if you can spend a night in the community and have a meal there.  This is a great way to find out first hand what it is really like there.  You can also meet some of the residents and get the real scoop on life in your chosen retirement community.</p>
